What are the most common conservatory problems?
Conservatory problems usually come down to five faults, roof leaks, misted sealed units, worn seals and gaskets, blocked or failed gutters and a sagging roof, and each one gets worse the longer water is left to get in. Spotting which one you have is the first step.
- Roof leaks: drips or damp patches, often near the house wall, along a glazing bar or at the ridge.
- Misted sealed units: a fog or water droplets between the two panes that you cannot wipe away.
- Worn seals and gaskets: cracked or shrunken rubber around the glass that lets in draughts and rain.
- Gutters and box gutters: overflowing gutters, or water coming in where the conservatory roof meets the house roof.
- Roof sag: a visible dip in the roof line, or glazing bars that have started to bow.

How do you fix a leaking conservatory roof?
A leaking conservatory roof is fixed by tracing where the water really gets in, which is often some distance from the drip, then resealing the joint, renewing the flashing or gaskets, or replacing the damaged panel. A patch of sealant over the drip rarely lasts.
Find the source
We check the flashing where the roof meets the house wall, the glazing bar caps, the ridge and the gutters, and follow the path the water takes along the bars.
Clear and dry
Gutters and joints are cleared of debris and old sealant so the repair bonds to clean surfaces.
Reseal or renew
Failed silicone is replaced, worn gaskets are renewed and flashing is refixed or replaced.
Replace damaged panels
Cracked polycarbonate sheets or broken glass panels are swapped for new ones.
Check the repair
We test the repaired area with water before we leave, so you know the leak has stopped.
What causes misted or failed sealed units?
A misted sealed unit is caused by a failed seal around the edge of a double glazed unit, which lets moist air in between the panes once the desiccant inside the spacer bar can no longer absorb it. The mist then sits inside the glass, where no cloth can reach it.
Why the seal fails
Seals age with years of sun, heat and cold. Conservatory glass faces more of all three than house windows, so units in a conservatory can fail sooner.
How we fix it
The failed sealed unit comes out and a new one goes into the existing frame. Your frame stays, and A+ rated double glazing is available for the replacement unit.
Mist inside the glass or condensation on the room side?

Gutters, box gutters and seals: what fails and why
Conservatory gutters, box gutters and seals fail mainly through blockages, ageing joints and rubber that hardens in the sun, and once water cannot drain away it backs up under the roof edge and into the room. Each part gives clear warning signs.
Blocked gutters
Leaves and moss collect in conservatory gutters, and the water spills over the edge or runs back under the roof. Overflowing gutters in heavy rain and green staining on the frames are the signs to watch for.
Box gutters
A box gutter runs between a conservatory roof and the main house roof on some designs, and it takes water from both. A split joint or a blocked outlet sends that water straight into the conservatory, usually along the house wall.
Seals and gaskets
Rubber gaskets hold the glass and panels in the frame. Over time they shrink, crack or pull away from the corners, and you feel draughts before you see water.
Repair or replace: how do you decide?
A repair makes sense when the roof and frame are sound and the fault sits in one place, and a replacement makes sense when leaks keep returning, the panels have aged or several faults show up together. The table sets out our usual advice.

When a full roof replacement makes more sense
A full roof replacement makes more sense than another repair when the roof keeps leaking, the panels have discoloured, or the room is too hot in summer and too cold in winter, as a new solid roof deals with all three together. Your frame and base stay if they pass the survey.
