A conservatory roof replacement removes the old polycarbonate or glass roof and fits a new solid or glazed one on the same frame, dwarf wall and base, so the room stays where it is and only the top changes. You avoid the cost and mess of knocking the whole conservatory down.

Is my conservatory frame and base strong enough for a solid roof?
A conservatory frame and base are usually strong enough for a lightweight solid roof if the frames are square and sound, the dwarf wall is free of cracks and the floor shows no sign of movement, and a structural survey confirms it. You can run the checks below yourself before you book.
A checklist to run before you book
- Windows and doors: open and close each one. Sticking, dropping or new gaps can mean the frame has moved.
- Frame corners: look for splits in the uPVC and for gaps where frames meet the dwarf wall or the house.
- Dwarf wall: check for stepped or diagonal cracks, loose bricks and damp patches near the ground.
- Floor and base: a sloping or cracked floor, or gaps opening under the skirting, point to movement below.
- Join to the house: cracks along the line where the conservatory meets the house wall are worth reporting to your surveyor.
- Frame material: older timber frames with soft or rotten sections need repair or replacement first.
What the survey adds
Daimant’s surveyor checks the same points with the right tools and looks at the ring beam, the member that runs along the top of the frames and carries the roof. Signs of subsidence, a failed base or a badly cracked dwarf wall mean the conservatory needs rebuilding before a solid roof can go on.

Does replacing a conservatory roof need building regulations in Wales?
A conservatory roof replacement in Wales that swaps a translucent roof for a solid one is normally treated as needing building control involvement, and Daimant tells you on the free survey whether your job needs sign-off. You know where you stand before any work starts.
Welsh Government guidance says a conservatory is exempt from building regulations when it has an internal floor area under 30 m2, is separated from the house by external quality walls, doors or windows, has no fixed heating or extended heating system, and has compliant glazing and electrics. Any new structural opening between the conservatory and the house needs approval, such as taking out the old back door and the wall around it.

Signs your conservatory roof needs replacing rather than repairing
A conservatory roof needs replacing rather than repairing once leaks come back after resealing, the panels have yellowed or turned brittle, the roof has started to sag, or condensation drips from it on cold mornings. One of these on its own can sometimes be fixed.
- Leaks that return: a roof resealed more than once and still letting water in has seals and bars that are past their life.
- Yellow or cloudy polycarbonate: discoloured panels have aged in the sun and lose strength as they go.
- Sagging: a dip in the roof line points to tired glazing bars or a moving frame, and the survey finds which.
- Failed seals and gaskets: shrunken or cracked rubber seals along the bars let water and draughts in.
- Heavy condensation: water running down the inside of the roof shows how little insulation it has.
