Planning and conservation areas in Caerphilly
Caerphilly County Borough Council designates the conservation areas in the borough and publishes a map of them, so the council map is the first place to check before you change windows, doors or add a conservatory. Listed buildings need consent from the council for any of this work.
Replacement windows and doors like for like on an ordinary house outside a conservation area do not usually need planning permission. Because Daimant is FENSA registered, we notify building control for you and you receive the certificate.
A conservatory in Wales counts as permitted development when it meets the Welsh Government limits. The main ones are:
- no more than 4 metres in length or height, and not above the eaves of the house;
- eaves no higher than 3 metres if it sits within 2 metres of a boundary;
- no more than half the land around the original house covered;
- nothing beyond the front wall of the house, and side conservatories no wider than half the original house;
- in a conservation area, side conservatories no more than 3 metres and set back 1 metre.
Building regulations are a separate matter. Swapping a glass or polycarbonate roof for a solid one is normally treated as needing building control involvement, and our surveyor tells you on the day whether your job needs sign-off. That applies to the LEKA roofs fitted locally by our team, which reach a U-value as low as 0.15 W/m2K.
