Will a conservatory actually be usable in winter?

Answer

Yes, if it has the right roof. The old complaint about conservatories is fair when the roof is glass or polycarbonate: those rooms overheat in summer and lose warmth fast on a cold night, so people stop using them from October to March. The roof is where most of that heat escapes, which is why we lead with the warm roof rather than the frames.

A LEKA warm roof is a lightweight insulated solid roof. It uses a structural frame carrying rigid insulation and a plastered internal ceiling, so the room holds temperature much like the rest of the house. Roof U-values land around 0.15 W/m²K, far ahead of a glass roof at roughly 1.0 to 1.2 and polycarbonate that barely insulates at all. In practice that means a room you heat once and it stays warm, not one that swings from freezing to stifling.

You still get plenty of daylight from the windows and any roof glazing you choose to keep, and you can add a couple of roof lanterns or roof windows to balance brightness against insulation. Can you put a solid warm roof on my existing conservatory?

In most cases, yes. If your base and frames are sound, we can strip the failing glass or polycarbonate roof and fit a LEKA warm roof onto the existing structure, which is a far smaller job than a full rebuild. We check the frames, the wall plate and the foundations first, because a warm roof is heavier than polycarbonate and the structure has to carry it safely.

Roof replacement is the quickest way to fix a conservatory that leaks, roars in the rain, or bakes in July. It typically takes two to five days depending on size and access, and because we are not touching the base or the dwarf walls there is little mess and no need to redecorate the whole room. We are honest about this at survey stage rather than selling a roof onto a structure that will not last, and we put the recommendation in writing so you can weigh it up.

Planning

Do I need planning permission in Cardiff or Caerphilly?

Usually not. Most conservatories are permitted development, which means no full planning application, as long as they stay within set limits. Broadly, the build must sit to the rear, cover no more than half the land around the original house, not go higher than the eaves of the existing roof, and keep within depth limits from the rear wall, single storey rear extensions being roughly 3 to 4 metres depending on whether the house is terraced, semi or detached.

The exceptions matter. Conservation areas, listed buildings and Article 4 directions remove some permitted development rights, and parts of Cardiff such as Pontcanna and Cathays, along with pockets of Penarth in the Vale, fall into these zones. A cold glass conservatory in Rhiwbina

A couple in Rhiwbina had a ten-year-old Victorian conservatory with a glass roof they only used in spring and autumn. In summer it hit the high twenties by mid-morning, and in winter the heating never held. The base and uPVC frames were sound, so a full rebuild was not needed.

A new orangery on a semi in Penarth

A family in Penarth wanted more of a room than a glass box, opening onto the garden for summer. Because parts of Penarth fall within conservation control, we checked the address against the local rules first and confirmed the rear build stayed within permitted development limits, so no full application was needed.

We built a 4 by 4 metre orangery with rendered brick piers, a flat perimeter roof and a central lantern, tied into three-pane bifold doors for the garden opening and matching A-rated glazing throughout. On site it took just over three weeks. It now reads as an original part of the house.
